Finding the perfect student accommodation can be exciting, but it’s also a major decision. Whether you’re moving into your first flat or switching digs, preparing properly for your property viewing is key.

Do Your Homework Before the Student House Viewing

Before setting foot in a property, do some online research.

Look up the area, local transport links, nearby shops and distance to your university or college. No one wants a 30-minute uphill walk for a 9 am lecture. Once you have found a location you are happy with, the excitement starts – you can begin viewing!

Make a checklist of what you need: study space,  washing machine or a double bed. If you are looking at house share properties, everyone has different priorities. It is important that you are all happy with the property you choose.

Ask The Right Questions

When attending a property viewing, don’t be shy! Asking questions is essential to avoid surprises down the line. Key questions to consider:

  • Deposit amount and tenancy length
  • Who manages the property?
  • Is WiFi provided? 
  • How good is the Broadband? No one wants a glitching Zoom call or late coursework submissions 
  • Does the tenancy agreement have a fair usage policy?
  • How is maintenance handled?
  • What is the typical monthly cost for bills?
  • Are there any additional fees?
  • Do you require a guarantor?
  • What are you responsible for maintaining? 
  • Have additional services been offered by the landlord or agent?
  • Are utilities included in the rent?

Inspection: Inside The Student Property

It is so easy to fall in love with a property when you see it for the first time – it’s exciting to be moving in with your best friends! But you need to look beyond surface appearances:

  • Is there enough fridge and freezer space? Consider storage for bottles too (you’re at university after all!)
  • Are the rooms decently sized? Beats arguing on who gets the best room
  • Is there a desk and enough sockets in each room?
  • Turn on the taps and test the shower pressure
  • Is there space to eat and cook together?
  • How many bathrooms are there? You don’t want to have to wait if someone is in there after a night out
  • How’s the communal space? Would you feel cramped sitting with your flatmates?

Inspection: Outside The Student Property

  • Is the garden maintained? 
  • Is there parking or bike storage? 
  • Will you need a parking permit? 

Think About Safety

  • Is there a burglar alarm? 
  • Are doors solid and secure? 
  • Is there double glazing and window locks?
