  • How do I book a student house?

    Once you find a property you like, click ‘arrange a viewing’ to be taken to the contact section of the page, then either ‘book now’ to pay the holding deposit or fill in the contact form to view the property. 

  • What amenities come in a student house?

    All our properties come with similar amenities, but we cannot guarantee each property or room will be the same. Some amenities include:

    • Double bed
    • Wardrobe or drawers
    • Desk and chair
    • Ensuite
    • TV
    • Garden
    • Off-road parking
    • Prime location
  • How do I contact you regarding maintenance?

    You can contact Student Digs using our maintenance form. Simply input property and tenant details, what the problem is and its priority, and any supporting evidence.

  • Who is eligible to live in a student house?

    Students 18+ and of any academic year going to nearby universities are eligible to live in our student housing. However, we cannot guarantee a room for everyone or accessibility access.

  • How is rent and utilities handled?

    You can either have your utilities included in the rent or arrange your own utilities. If you choose the ‘bills included’ option, the utilities will be arranged either by us or your landlord.

    Once the tenancy is signed, rent is paid on the dates and with the payment method (via direct debit or bank transfer) as specified in the agreement. If you fail to pay on time, you may be charged interest in line with the contract.

  • How can I book a viewing of a student house?

    Once you’ve found a property, we encourage you to take a virtual tour before arranging an in-person viewing. If you like the look of the property, you have three options:

  • Do I need a guarantor to rent a student house?

    Yes, the majority of landlords require each tenant to provide a UK-based guarantor. If you can’t provide one, contact us before applying so we can discuss whether the landlord will consider an alternative arrangement for that property.

  • Can a group of friends book a house together?

    Yes, our student houses are generally let to groups of 2 to 8 students, and you’ll reserve the whole property together rather than individual rooms. If your group is smaller than the property size, have a look at our student rooms instead, where individual rooms are let separately.

  • How far are your student houses from DMU and the University of Leicester?

    Distances vary by property, and each listing shows the walking distance to DMU and the University of Leicester. Many of our houses are within easy walking distance of both campuses, with some even closer.

  • How much is the security deposit on a student house?

    All tenants are required to pay a security deposit, typically £250 to £450 per person, and the exact amount will be stated on the property page. It’s protected in an authorised tenancy deposit scheme and returned in line with your tenancy agreement, covering any damage or unpaid rent during your stay.

  • What happens if I want to leave before my group's tenancy ends?

    Since tenancies are periodic rather than fixed term, options generally fall into two routes: proposing a replacement tenant as a change of sharer, subject to landlord agreement, or a joint tenant serving formal notice to end the tenancy for the whole group. Contact us as early as possible so we can talk you through the options and how it affects the rest of your group.
