Out of Hours Emergency

What is an emergency:

An emergency is anything which poses an immediate risk to the safety of the occupiers or could cause further damage to the property if not dealt with as quickly as possible.

What is considered an emergency:

  • Gas Leak – if you smell gas or detect a gas leak call the National Gas Emergency service on 0800 111 999
  • Major water leaks
  • Major roof leak
  • Major loss of electrical power
  • Breakdown of bathroom facilities if no alternatives available
  • Broken windows or doors following a break in

If you have an emergency outside of our office hours (Monday to Friday 09:00am to 05:30pm) the emergency contact details can be found by clicking on the buttons below.

PLEASE NOTE: Tenants have a duty where possible to mitigate further damage to properties such as in the event of a leak a tenant would be expected to put a pan or bucket underneath it.

What is not considered an emergency:

  • Minor water leaks (such as a radiator pipe dripping)
  • Appliance breakdowns
  • Being locked out / lost keys – if a locksmith is called in this event you will need to cover the cost of the call out and any subsequent replacement of locks and/or keys
  • Loss of internet service
  • Routine repairs

If any of the above happen outside of office hours you must still notify us so that we can pick it up on the next working day.

What to do if you have an emergency:

Before calling please ensure that you are experiencing a genuine emergency and that the issue cannot be resolved during our office hours.

PLEASE NOTE: If a contractor is called out as an emergency when a repair is not justified, the tenant(s) will be liable for the unnecessary costs incurred.

Tenant’s must also inform us of any emergency repairs that have been requested as soon as practically possible by completing the contact form on our website. This is a requirement under the terms of your tenancy and failure to notify us could result in tenant’s being charged for costs incurred.
